Some Facts About Letting Property

* There is now no way a property let can turn into a long-term problem in which tenants cannot be removed. All residential property is now assumed to be held on a Shorthold Tenancy - which has a firm termination date - unless you state otherwise. No reasons are required to terminate the tenancy, only the required period of notice.

* Tenants normally meet all the ongoing charges - electricity, water, Council Tax etc. Landlords are responsible only for maintenance and upkeep, and house insurance.

* There is no need for let property to be furnished, in fact unfurnished property is usually preferable. Basic fittings, carpets, curtains and a cooker are usually all that is necessary. Plumbing fittings for a washing machine are important, but neither a washing machine, fridge or freezer need to be supplied.

* In recent years - and especially since the dramatic rise in house prices - renting has become a way of life for thousands of people. In West Cornwall the supply rarely meets the demand, and good rented property is at a premium. Many people find that , year on year, the return from a long-term rental is equivalent to that from holiday letting, with a fraction of the worry and hassle.
