As
well as selling property in the West Penwith peninsula, the
West Cornwall Home Office has been involved with property
management since its foundation in 1985. Even more than house
sales the management of property requires responsible and
reliable action and our current reputation is built on many
years of proven service. |
Letting
The core activity of our property management is letting self-contained
residential property. This is usually on the basis of a six
month Assured Shorthold Tenancy, which can be extended indefinitely
according to the wishes of landlord and tenant.
Owners are sometimes apprehensive about letting tenants into
their property. We are very careful - we too want tenants who
will take good care of the property, pay their rent on time,
and be good neighbours. We have a well-proven system of checks
and references to ensure that this happens. Full details of

Other management services
we offer |
Tenant Finding
Some Landlords’ circumstances -
for example if they wish to let a flat adjoined to their own
property - mean that they wish us only to find a suitable
tenant, and thereafter wish to manage the property themselves.
We offer a service which includes all our normal tenant -finding
processes, up to and including the signing of the contract.
We then hand over all the paperwork and deposit to the landlord
and charge a fee only.

Commercial
We are experienced in the management
of commercial property and our services include the usual
tenant-finding, rent collecting and accounting, inspection
etc. We are not permitted to draw up commercial leases, but
everything else can safely be left to us.

Residents Associations
We act for organisations with communal interests, e.g. Residents’
Associations for blocks of flats in private ownership.
We can cover such matters as communal insurance, maintenance,
improvements, disputes, as well as organising and conducting
residents meetings and AGMs, and overseeing annual accounts.

Key-Holding and Property Overseeing
We act for absent owners whose property is empty. We offer
such basic services as key-holding and mail re-direction,
also visits to and inspections of property at intervals specified
by you with written reports if required.

Maintenance and Repairs
As managing agents we have a network of trusted local workmen,
who can tackle everything from a dripping tap to major refurbishment.
We obtain estimates, organise and oversee work to completion
with written reports and photographs. We can liaise with your
own workmen, architects, and Local Authorities. This can be
combined with the general overseeing service above. |
