For
busy people who perhaps live a long way from Cornwall, finding
property in the far west can be a nightmare.
The hassle of keeping in contact with so many agencies, rushing
up and down to view properties which may turn out to be entirely
unsuitable, or may even be under offer by the time you get there...

And
then there is the local knowledge.
Where are the local schools?
What will grow in the garden?
How do you look after a granite-built house?
What is a fair price?
Who can you trust to tell you all this? |
West Cornwall Home Office can
take most of the stress out of the situation.
We are a long-established firm with a wealth of experience in
buying, selling and letting with an insider’s knowledge
of the pleasures and pitfalls of Cornish property, together
with plenty of practical suggestions and advice.

When acting
for a buyer - as a “Retained Agent” - we: |
| |
If any of the properties forwarded
appeal to you we: |
 |
Arrange a
viewing at the earliest possible opportunity. |
 |
Report
in writing (or by phone or E-mail if urgent)
with our recommendations. |
 |
Ascertain
the situation of the vendor - to assess if possible
the reason for the sale, how long a chain may be, how
amenable the vendors may be to offers, timescale etc. |
|

If
a property looks promising we can put
in a “holding” bid on your behalf, pending
your own inspection.
If you then decide to proceed we can engage
with the vendors or the selling agents, with reference
to the survey or Home Information
Pack if available, advise on local matters such as mining searches,
“mundic” block, etc, and negotiate
the most favourable price for you.
We then liaise with yourselves,
the vendors, the selling agents and both sets of solicitors
to ensure that any snags during the proceedings are identified
and dealt with as quickly and efficiently as possible. |
